We offer investors direct exposure into a specific loan (or loans) secured by a mortgage over real property, and in some cases, real property construction projects in Australia.

The lifestyle fund consists of residential, commercial or industrial property secured by a mortgage over the relevant Borrower’s property.

Investment Criteria

Only wholesale clients and sophisticated investors can invest in the lifestyle fund.

Investment Approach and Associated Risks

Moshav Financial invests in mortgage investments. Typically investments will be offered with a maximum loan to value ratio (LVR) of up to 70% of the Gross Realisation Value (GVR) or 85% of total development costs (whichever is lower) for a property development and an LVR of up to 70% for investment property. The actual LVR of each investment may vary.

Like any investment of this type, there are risks associated. It is important that you read and consider the risks associated with the Fund before deciding whether to invest and seek your own financial, tax and legal advice from relevant professionals.

Minimum Investment

The initial investment is from $500,000. Although, a Trustee may accept lesser amounts, but acceptance of a lesser amount remains the sole discretion of the Trustee.

How do I become an investor in the fund?

  1. You need to have read and understood the information memorandum.
  2. You must complete the application form and pay the deposit.
  3. Moshav Financial will notify you when you have been approved or if we need more information.

How do I earn income from investing?

Once you have been approved as an investor, you will receive money directly into your account. You can then decide whether or not you wish to add additional funds and contribute to other investment opportunities.

Can I transfer my interest?

Investors may transfer their interests in mortgage investments to another person or entity, provided the transfer is in accordance with the Constitution, the Corporations Act and is done with the consent of the parties involved. Upon the Trustee accepting to register the transfer, the transferee will become an Investor in the Fund (if the transferee is not already an Investor) and will be bound by the terms of the Constitution.
